Steinbeck is always good. This, however is on the lower end of good.
The story is aboouty what he calls "paisanos", spanish-american low-lifes in a section of Monterrey California just after WWII. One inherits some property and stories grow up around a group who share his home.
There is no great desire for evil in these men, and even some good, but still they *do* survive by petty theft and abusing the trust of others. That, for me, makes this less than the happy book is could have been.
